A private villa suits a corporate retreat of ten to forty people who want to work, sleep and eat in the same place without other guests around. Around Marrakech, these houses and estates are mostly in the Palmeraie, on the Ourika road, the Amizmiz road and towards Agafay, ten to forty minutes from the centre. Bedrooms, not the size of the lounge, set the headcount; the exclusive-hire fee, which our calculator does not include, sets the budget. As a dated benchmark, Yonder magazine reported in June 2026 two estates available for exclusive hire from €2,790 and €3,190 a night, for ten to twenty-two bedrooms. Here is how to work out real capacity, what to add to the villa price, and what to check before you sign.
Villa, riad or hotel: when is a villa the right call?
A villa sits between a riad and a hotel. Like a private riad retreat, it gives you exclusivity: the place is yours from breakfast to the last drink. But it is usually outside the medina, with a garden, a pool, parking and larger rooms. It takes slightly bigger groups and easily hosts an outdoor activity, a dinner under a tent or a working session by the pool.
What it lacks is hotel service. There is no 24-hour reception, no equipped conference room by default and no restaurant: anything not included has to be hired, ordered or arranged. It is ideal for a leadership team, a group of fifteen to thirty who want quiet time together, or a confidential strategy retreat. For fifty people with a projected plenary, a hotel remains simpler.
| Situation | Recommended format |
|---|---|
| 6 to 15 participants, leadership team | Riad or small villa |
| 15 to 40 participants, wanting quiet and outdoor space | Villa or exclusive-use estate |
| More than 40 participants staying on site | Multi-building estate, or hotel |
| Projected plenary for 50 or more | Hotel or venue with an enclosed function room |
| Participants with reduced mobility | Single-storey villa (check carefully), or hotel with lifts |
How many people can a villa take?
Start with bedrooms. For a corporate retreat the question is not “how many beds?” but “how many single rooms?”. A villa marketed for twenty people often has ten double rooms: ten participants in single occupancy, twenty if colleagues share, which some corporate travel policies forbid.
Estates sometimes publish two very different figures. In a selection published on 13 June 2026, the travel magazine Yonder describes Domaine Shama, on the Ouarzazate road about ten minutes from the centre: 22 keys, up to 48 people overnight, but up to 150 for an indoor and outdoor event. The same article lists Palais Leonia, about thirty minutes from Marrakech: 10 suites, around twenty guests overnight, and no dedicated technical meeting room, with the lounges set up for work instead. The lesson applies to every villa: dinner capacity is not residential retreat capacity.
Take one room off for the facilitator or coordinator if they sleep on site, and check that “double” rooms can take two separate beds. If the group is larger than the villa, either put some participants in a nearby hotel with a morning and evening shuttle, or keep the villa for working days and dinners only.
How much does a villa retreat cost?
The cost has two parts: the exclusive hire of the villa, negotiated case by case, and the services around it.
The villa. Prices are almost never published and vary with season, number of nights and what is included (breakfast, house staff, cook). Yonder’s two examples give an order of magnitude, as “from” prices noted in June 2026: €2,790 a night for Palais Leonia and €3,190 a night for Domaine Shama. Two nights at Domaine Shama therefore cost at least €6,380, or about €320 per participant for twenty people, before any service.
The services. Our calculator prices the items that sit on top of the villa. For twenty participants, two nights and two working days: AV (sound, projector, microphones, technician) €600 to €1,200, two dinners €1,000 to €1,800, airport transfers €120 to €240, local shuttles over two days €400 to €720. With a 10% contingency, these four items come to about €2,300 to €4,400. For forty participants, about €4,000 to €7,400. Lunches and breaks prepared by the villa’s cook are priced on request.
For comparison, the same programme in a four-star hotel (two nights, two working days with room, breaks and lunch, AV, dinners, transfers and shuttles) comes to about €8,100 to €13,400 for twenty people in our model, or €400 to €670 per participant. For twenty people, two nights at Domaine Shama plus these services come to at least €8,700 to €10,700 before lunches and breaks: the same order of magnitude as a four-star hotel. With fewer participants, the villa costs more per head, because the hire fee is paid once whatever the headcount. All these figures exclude flights, alcohol, tourist tax and organisation fees.
What should you check before signing?
Visit the villa, or have it visited by someone who knows the area. Eight points to get in writing:
- Bedrooms: the exact number, how many take two separate beds, and which are reachable without stairs.
- The working room: size, daylight, blackout for projection, and capacity in the layout you will actually use (boardroom, U-shape, theatre).
- Power: available capacity and a back-up generator. A projector, sound system and air conditioning together can exceed what a house is wired for.
- Internet: a measured speed in the working room, not just “wifi available”, plus a back-up.
- Staff: cook, service, housekeeping, security, and everyone’s hours.
- Music and finishing time: even outside the city there are neighbours. Amplified music usually stops between midnight and 1 am.
- Alcohol: who supplies it, who serves it, and whether the venue allows it.
- Permits: for an event of more than 100 people, the prefecture’s authorisation is requested 30 days ahead, 15 days below that. Ask the owner who files it.
How do you run logistics at a villa outside the city?
Everything depends on vehicles. The villa is often twenty to forty minutes from the centre, so every outing, every dinner in town and every late arrival needs a shuttle and an available driver. Keep a vehicle on standby during working days for emergencies and early departures.
Arrivals work best in one or two convoys from Marrakech-Menara airport, with someone in the terminal. Late arrivals need to know who is collecting them, because a villa has no night reception. On departure day, align room check-out with flight times and keep a room for luggage. If your group comes from several countries, arrivals will be spread across the day: plan the first session for late afternoon. Flights are booked by you or your travel agent.
Finally, season. High season runs from March to May and from September to November, when villas are booked several months ahead. In summer, check air conditioning in the working room and bedrooms; in winter, check heating, as average December and January lows are around 6 to 7 °C.
What Saphyyr Events does

Frequently asked questions
How much does it cost to hire a villa for a corporate retreat in Marrakech?
Prices are rarely published. As a benchmark, Yonder magazine reported in June 2026 two exclusive-use estates from €2,790 and €3,190 a night. Add services (AV, dinners, transfers, shuttles): about €2,300 to €4,400 for twenty people and two nights in our calculator.
How many people can stay in a villa?
As many as there are single rooms, or twice that if people share. A villa “for twenty” often has ten bedrooms. The capacity quoted for a party has nothing to do with residential capacity.
Can you hold a plenary session in a villa?
For twenty or thirty people, yes, in a large lounge with blackout and hired equipment. Above fifty with projection, a hotel function room or event venue is more reliable.
Villa or riad for a leadership offsite?
A riad if you want the medina on foot and the group fits in ten rooms. A villa if you want a garden, quiet and freedom for outdoor activities, at the cost of travelling by vehicle. Our guide to the executive leadership offsite covers the format.
